How stamp duty works in Australia
Stamp duty — formally transfer duty — is a state tax on property transfers. Each jurisdiction sets its own progressive schedule, so the same purchase price attracts very different duty in NSW, Victoria or Queensland. First-home buyers who will live in the property usually pay a reduced amount, and sometimes nothing, below a state threshold. This calculator models all eight schedules and layers on the three federal/state first-home measures so you can see your true upfront cost in one place. See our methodology & sources for how each figure is derived.
Frequently asked questions
- How is stamp duty calculated in Australia?
- Each state and territory sets its own progressive transfer-duty schedule applied to the property’s dutiable value (usually the purchase price). This calculator models the indicative FY2025-26 residential schedules for all eight jurisdictions and then applies any first-home concession you qualify for.
- Do first-home buyers pay stamp duty?
- Often a reduced amount or nothing at all. Most states offer a full exemption below a threshold and a concession that phases out above it — for example NSW exempts eligible first homes up to $800,000. The calculator applies the relevant concession for your state, price and property type.
- What other first-home benefits can I get?
- Beyond duty relief, you may be eligible for the First Home Owner Grant (a state cash grant for new homes), the First Home Guarantee (buy with a 5% deposit and no LMI), and the First Home Super Saver scheme (release voluntary super toward your deposit). This tool assesses all three together.
- Are these figures financial advice?
- No. They are general-information estimates from simplified calculators and indicative, dated schedules. Rates and thresholds change — always confirm with the relevant state revenue office, Housing Australia and the ATO before acting.
